During our inspection we will maintain social distancing and will always wear a mask while on the property. We carry and use hand sanitizer and we will use gloves and shoe coverings while inside the residence. We will provide a clean and safe experience while conducting a comprehensive inspection.

Comprehensive Residential Inspection service is a non-invasive visual evaluation of a home’s accessible structural elements, major systems and components to determine whether defects or safety issues exist. This visual inspection is designed to reflect, as accurately as possible the visible condition of the home at the time of inspection.
- Electric panel, circuit breakers or fuses. GFCI & AFCI breakers and receptacles, grounding and bonding. Service lines, meter housing, main disconnect and service amperage.
- Main water shut off, exterior spigots, main fuel shutoff, water heater, TPR valves and discharge. drain waste and vent system. all toilets for proper operation by flushing and all sinks, tubs and showers for functional drainage. drainage sump pumps with accessible floats.
- Roof covering, vents, flashings & roof penetrations, skylights, gutters and downspouts, general structure from accessible panels, doors or stairs.
- Attic ventilation & insulation
- HVAC systems, heating and cooling systems using normal operating controls
- Foundation & structural components, including roof structure, foundation integrity, sole plate connections, piers and pilasters
- Decks, porches, patios, balconies, railings, guards, handrails, stairs, steps, stoops and ramps
- Basements, crawlspaces, venting, foundation and insulation
- Fireplaces, hearth, damper, cleanout door and chimney
- Exterior: Includes walkways and driveways, exterior wall covering material, retaining walls, eaves, soffits, flashings, trim, overhanging vegetation, grading and drainage, representative number of windows and all doors
- Interior: Includes ceilings, walls, floors, kitchen built-in appliances, representative number of windows and all doors, mechanical exhaust systems in kitchen bathroom and laundry area, insulation in attics crawlspaces, foundation areas and unfinished spaces
- Attached garage, garage door, door opener, springs, safety sensors and proper labeling
- Moisture Intrusion – your inspector has been specifically trained to check for moisture intrusion in the homes system and components, both on the interior and the exterior. Water is one of the major destroyers of a home and its systems.
- Wood destroying organisms*
*Wood destroying Organisms, visual only inspection for wood destroying insects and recommendation to third party referral for Florida Licensed Pest control inspection. State of Florida requires licensed Pest Control Company to provide inspections for wood destroying insects.
Your inspector will visually inspect the homes systems and components. When needed the inspector may incorporate flashlights, hand tools, ladders, moisture meters, infrared imaging, infrared thermometers, AC load testers, receptacle testers and combustible gas detectors to look for safety issues, check for major defects or hidden issues throughout the home.

Pool & Spa Inspections
Our InterNACHI certified pool and spa inspector will inspect visible (above water) pool and spa elements including the physical condition of accessible decking, coping, tiles, walkways, railings and other surfaces. We will inspect for major defects in the plumbing and electrical components including the pump, filtering equipment and heating systems.
Insurance Inspections include Wind Mitigation, 4-Point Inspections and Roof Certifications
These inspections are often required to obtain or maintain an insurance policy on a property or structure. These inspection requirements implemented by insurance companies are designed to evaluate the property and structure they are insuring.
11th Month or End of Warranty Inspections
We will conduct a comprehensive inspection before your warranty period expires so there are no surprises after and any issues can be addressed by the builder within your warranty period.
Site EMF, EF, RF Radiation Testing
Let us check the site for excessive EMF, RF and EF radiation. Is there a cell tower next door or high voltage electric lines running overhead? We can test while on site for possible issues so any concerns can be addressed before you agree to purchase.
