First Time Home Buyer Comprehensive Residential Inspection
Wind Mitigation Inspections
This type of inspection is to evaluate how the home was built and what type of roof structure the home has, along with the roof covering and even the nailing pattern for the roof sheathing. We will evaluate how the roof is attached to the building. We will evaluate the type of windows and doors on the home and whether they are hurricane rated or if there is storm protection for the doors and windows that is permanently installed. The garage door is the largest opening of a home. We will evaluate the garage door for its effectiveness to withstand hurricane force winds. This type of inspection is usually requested by your insurance carrier and with a wind mitigation inspection you may be able to lower your windstorm insurance costs.
4 Point Inspection
This Inspection is to evaluate the four major systems of the home for the insurance provider to properly value the home. The systems we will inspect are the roof, plumbing systems, electrical system and the heating and cooling or “HVAC” systems. We will provide a full comprehensive report with pictures, videos if necessary, and a full description of our inspection results.
Infrared Imaging
Why do we use thermal imaging for all of our inspections? So we can see what the naked eye can’t see. In this example, at first glance the circuit breaker in the digital photo looks like it has tripped, which should have cut power to the circuit. When looking at a thermal image of the same breaker you can clearly see there is a problem and the circuit is powered. This should be referred to a professional electrical contractor for further investigation and repair. This is also an example of how there may be a safety issue that the homeowner was not aware existed. With a comprehensive inspection, this issue can be brought to the homeowner’s attention and rectified before further property damage or personal injury occurs.
Another example of why thermal imaging is so important for a comprehensive inspection. The digital image is what the naked eye would see around this window. With the thermal camera image we can see the extent of the moisture around the lower right corner. We could then test the material with a moisture meter to confirm there is a leak. This homeowner is probably aware of the issue evidenced by the missing window trim. This much moisture certainly has led to a mold or mildew problem which could be a costly to repair.
Pre-Listing Inspection
Get a head start on the sale of your home. By having a Pre-Listing Inspection you will discover any hidden issues, safety concerns or major defects that would cause a potential sale to be to delayed for repairs, or have a buyer want to renegotiate the contract or cancel the transaction. With a Pre-Listing Inspection report in hand, your home will attract more attention and showings, which could lead to a contract and a sale for full listing price. Avoid delays for repairs, which will cost time and money and may keep you from selling your home.
Pool & Spa Inspections
Your inspector will inspect the major components of the pool and/or Spa decking and coping surrounding the pool or Spa, as well as all above water tile, railings and fixtures. The pump, filtration system, timers and valves will be inspected for proper operation and leaks. We will use normal operating controls to run the pump, lights and heaters to test for proper operation.
